Losing Hours on the Internet

I just got off of the phone with my father. We were having a long conversation about how easy it is to lose sense of time when you’re wandering around the Internet.

The thing online that always gets my dad is YouTube videos. He’ll look up one video and then see the links in the sidebar to all of the related videos. He’ll click on one link and want to follow the links on the new page. However he’ll still want to follow some of the links on the first page that he was on. Hours later he’s still following links and watching videos.

I don’t spend much time on YouTube. The thing that sucks me in is blogs. I’ll be reading a personal finance blog that talks about the pros and cons of debt consulting. I’ll click on the link there to learn more about debt consulting where I’ll start reading a blog about business debt reduction. Then I’ll get interested in the finances of small business and see if there are bloggers writing about that. Hours pass and I’m still going from blog to blog.

It’s kind of funny, though. My dad and I were on the phone for a few hours. We talked about many other things before we got around to this topic. In a way I guess that losing time online isn’t that different from losing time in a conversation with someone.

Join Organizations in Your Industry

groupIt is important for people in all industries to join the organizations that serve their industries. It is especially important for real estate agents to join such organizations. Real estate agents have a lot more power when they are working within organizations than they do when they work alone. This power helps to shape the politics that affect real estate in the area where you work. This can help improve the market, create legislative regulations that benefit you as a realtor and make you popular with your customer base. It’s difficult to generate that level of power as a sole realtor.

You will want to join national, state and local organizations so that you can participate in this powerful game at all levels. For example, let’s say that you’re a Tampa Florida realtor. You would want to join a local organization of realtors in Tampa such as the Greater Tampa Association of Realtors. You would also want to join a state-level organization like Florida Realtors. And you would want to join a national realtor association.

Just joining the organizations isn’t all that you want to do though. Plenty of real estate agents join these organizations and never use them to change the industry in any meaningful way. You’ll want to participate in meetings, attend conventions and read the literature put out by your groups. It is this participation that gives you real power in the real estate industry.

Afternoon of Looking at Real Estate

row-of-houses It is funny that some of the things that you enjoyed as a child you end up enjoying as an adult.  Take Saturday afternoons for example – as a child my father would drive us around looking at real estate.  He would talk about which homes would be a good investment, and we would even stop at open houses when time permitted.  Though I didn’t think of those outings much at the time, they would become the first real estate investment training of my life.

Now, many years later and a few real estate investment training programs later, I spend most of my Saturdays looking at real estate, looking for the next investment.  For some this might sound boring and tedious, but I think of it as a treasure hunt.  There are still some really good deals out there, and provided that I am looking for them, chances are that I will stumble upon them.

I just hope that when I have children of my own that I can teach them how something as simple as taking a drive on a Saturday can be the start of their financial freedom.  I realize now that my father was preparing me for my adult life, and for that, I am truly thankful.

Ask Your Agent

Your real estate agent is good for more than just helping you to find a home and negotiating a deal.  He or she can also be a great resource for other things, too.

For example, if you need to find a lender, chances are your real estate agent can help.  Many agents have relationships with mortgage brokers whom they can recommend.  By taking a recommendation from your agent, you can rest assured that your broker has the proper mortgage education required by the SAFE Mortgage Licensing Act.

Your real estate agent can also be a great resource for information about the community where you are looking at homes.  They should be able to give you information on subjects such as schools, parks, shopping, and other things you’ll want to know about the neighborhood you are considering moving into.  This is especially helpful if you are moving to a new state — when I was a kid, my parents found their real estate agent to be an amazing source of information on the community when we were moving to Colorado from halfway across the country.

You may have signed with your real estate agent because you want to buy a house, but it doesn’t hurt to find out what else he or she has to offer!
